Drizoro Maxseal Super is a special waterproofing coating made of a mixture of cements, carefully controlled aggregates and special organic and inorganic additives. Its special formula improves the osmotic effect of the application allowing the penetration into the concrete through its capillary system. The product crystallizes inside sealing, waterproofing and protecting the concrete structure. It has been designed to be applied on fresh or set concrete, pre-cast concrete, concrete blocks or cement plasters but is also suitable for applications in bricks and masonry. It is often used as a replacement for Bentonite clay membranes.
1.1. ADVANTAGES of Drizoro Maxseal® SUPER
This cement-based osmotic system is a one-component, cement-based, waterproof and protective coating applied in thin layers. i.e. up to 1 mm per layer, which achieves the following properties:
- Excellent waterproofing properties. Withstands very high positive and negative hydrostatic pressure.
- High adhesion and compatibility with common substrates used in construction.
- NO bonding or priming agent required. Apply only on a wet or damp surface.
- It fills and seals the pores of the substrate and becomes part of the structure of the surface.
- Is a continuous waterproofing membrane. No joints or overlap connections required. – leaking risk is much reduced or completely avoided.
- Permeable to water vapour – it allows the substrate to breathe. A vapour barrier is not formed.
- High resistant to abrasion and UV rays. High durability, similar to concrete.
- Excellent chemical protection of concrete against atmospheric pollution, de-icing salts, soil salts, chlorides, seawater and carbon dioxide,
- Resists the carbonation and electrolytic chemical corrosion of reinforcements.
- No solvents or toxic components are used.
- Environmentally friendly and it is a suitable coating for drinking water tanks
- Manual applications are QUICK and Easy. Spraying will be faster. Saving labour and less work required.
- Drizoro Maxseal® SUPER is non-toxic, non-flammable
1.2. How to Apply Maxseal SUPER
Application by brush, broom or spray Mix just with water between 6 and 7 litres per each 25 kg bag, either manually or preferably by slow speed drill (400 – 600 rpm). Applications made at high temperature or sprayed, the water ratio can be increased slightly. For standard applications. Apply Drizoro Maxseal® SUPER with a fibre type brush or broom such as our MAXBRUSH or MAXBROOM.
Apply a thick layer to form a continuous and uniform coating; Do not spread as like paint. Apply 1st in one direction. Apply the second coat in a cross direction. Consumption is between 1 and 1,5 kg/ m² per coat, for a total consumption of about 2 – 2,5 kg/ m².
Waiting time between coats is from 6 – 8 hours minimum to 24 hours maximum.
It can be also sprayed by using shotcreting equipment.
For applications made by spraying which will be later subjected to water pressure. Drizoro recommends brooming over the material which has just been sprayed in order to ensure complete coverage of the surface.
Application by dusting
MAXSEAL® SUPER can also be dusted on the lean concrete and the steel reinforcements procedure will not only protect the reinforcement itself but will prevent the rising dampness into the foundation slab.
The lean concrete should be dampened until saturation. Then Drizoro Maxseal® SUPER is dusted using between 1,5 to 2,5 kg/ m².
Concrete for the foundation slab can be poured after one hour. Once Drizoro Maxseal® SUPER has hardened and adhered to the lean concrete, Use best endeavours not to damage the previous application.
Application by dusting and power trowel
For this case, the application is performed on the fresh concrete, after levelling, and has enough strength to be walked over, but still fresh enough to dampen the surface when troweled.
The product is spread in powder form as supplied at a ratio of 1,5 to 2,5 kg/m², endeavouring to achieve complete and uniform coverage. Immediately after the surface is hosed down to prevent the superficial drying of the slab and to make the power troweling smoother.
The troweling will provide a monolithic waterproof layer, which can be slightly dampened during this operation to improve the penetration and to prevent an excessively quick-drying, which would prevent proper hydration of Drizoro Maxseal® SUPER.
Seal all one off areas columns, penetrating pipes, corners, concrete joints, and expansion joints prior to the general application.
2. DRIZORO MAXSEAL SUPER vs. BENTONITE CLAY MEMBRANE
BENTONITE CLAY MEMBRANE |
DRIZORO MAXSEAL SUPER |
Water is able to migrate beneath the membrane (bentonite and rubber combination sheets), making it is difficult to locate leakage in bentonite. |
The membrane becomes part of the substrate. Cement-based waterproofing membranes are fully bonded. Making it very easy to locate any leak. Failures are readily accessible and relatively easy to repair. |
Sealing of seams (workmanship) is critical to performance of bentonite membrane system |
No seams required with the MAXSEAL SUPER waterproofing osmotic mortar |
Penetrations and other out-standing points require careful flashing and sealing |
Penetrations and other protrusions (out-standing points). Easy sealed. Using a flexible waterproofing membrane. Such as Drizoro Maxseal Flex reinforced with a fibreglass mesh. |
Bentonite clay membrane is susceptible to physical damage during constructions |
There is no risk or puncture or other damages during application as this material goes into the capillarity network of concrete |
Bentonite clay membrane does not readily conform to complex shapes | Drizoro Maxseal® SUPER – conforms |
Prior to application of a bentonite membrane (sheets/panels/textile mats), the moisture on the concrete surface must not be excessive. Application of bentonite membrane is NOT possible with high levels of moisture on the concrete surface. Water isn’t tolerated because water initiates the reaction of the bentonite. The substrate must be dry. |
Cement-based coatings require moisture on the substrate surface. The cement-based coating does not have any limitation on maximum relative humidity conditions |
Large single-sheet membranes are heavy and difficult to hold in place on vertical wall application |
Drizoro Maxseal SUPER whatever the process – by dusting process (dry-shake method or MAXSEAL® FLEX can be applied easily by brush, broom, spraying method even for large horizontal surfaces. |
The application process for bentonite membrane can be tricky, requiring and careful positioning of the sheets/panels |
The application process for Drizoro Maxseal® SUPER is very easy. No specialized handling or special tools or equipment required. |
Hydration and swelling for bentonite clay must occur within a confined area for the waterproofing properties to be effective. Care must be taken in design and construction to allow for adequate space for clay swelling | not a requirement |
Bentonite clays are NOT particularly resistant to chemicals in groundwater such as brines, acids, or alkalis | Excellent chemical protection of concrete against atmospheric pollution, de-icing salts, soil salts, chlorides, seawater and carbon dioxide, |
Bentonite panel systems require time (activation time) for degradation of cardboard before swelling and water-tightness occurs. This can allow water to penetrate a structure before swelling occurs | Surface water penetration is not possible once applied |
Bentonite clay systems are extremely sensitive to weather during installation. Bentonite applications require immediate protection to keep material from water sources. When rain occurs or groundwater levels rise and material is wetted, hydration will occur prematurely and waterproofing capability will be lost, since hydration will occur in an unconfined space.

This Technical Note aims to make a comparative study between the cement-based waterproofing system composed of Drizoro MAXSEAL SUPER and bentonite clay membranes (sheets/panels/textile mats). Generally, bentonite clay product-based systems show a lot of leaking problems. Leaks are are localized in areas such as joints, penetrating pipes and drains. Also, mechanical damage such as punching, cracks or tearing can be expected.
How to solve the above drawbacks. Cement-based waterproofing systems are a highly recommended option.
MAXSEAL® SUPER provides a watertight coating with high mechanical properties and chemical resistance regardless of whether an uneven surface is present or, UV radiation exposure or chemical attack is expected.
Unlike the use of a bentonite clay membrane, a continuous fully bonded material such as Drizoro MAXSEAL SUPER ensures an entirely watertight monolithic waterproofing application

Drizoro Maxseal Traffic – Trafficable Waterproof Coating for concrete floors
Most of the time, water is the primary reason for foundation problems. Water in the soil, or even lack of water in the soil, can cause the soil around the foundation to shrink or swell, which ultimately can cause the home’s foundation to shift. Foundation troubles can be a debilitating problem if it’s not properly and immediately addressed. A faulty foundation can diminish a home’s value and stand in the way of necessary home repairs and upgrades. Faulty foundations can even be dangerous.
