Drizoro Maxseal Flex M is a one-component cement-based mortar. Once mixed only with water, it provides a high performance flexible coating, for waterproofing and protection of concrete against positive and negative pressure.

 Waterproofing and protection of;

  1.        James Hardie Secura™. Flooring, total adhesion, Easy to apply waterproofing – CSRIO tested.
  2. Water retaining structures, such as potable water tanks, reservoirs, dams, water channels, fountains and swimming pools.
  3. below-grade structures like basements, retaining walls, foundations, tunnels, and galleries, are subject to high negative water pressure.
  4. concrete and masonry in wastewater treatment plants, settlement tanks, etc.
  5. against carbonation, and marine environments, such as civil works, bridges, architectural buildings, residential facades, etc.
  6. masonry and concrete against soil salts and aggressive groundwater, in underground jobs, foundations, etc.
  7. roofs, terraces, balconies, etc.
  8. window boxes, gardens and other surfaces that are subject to root penetration.
  9. Internal waterproofing of bathrooms, kitchens and other wet areas in hotels, hospitals, offices, residential buildings, etc.

ADVANTAGES and Benefits of Drizoro Maxseal Flex M

  1.        Protection against Insect and TERMITE ingress.
  2. Provides a fully flexible coating that ensures complete waterproofing even in the most severe conditions, or high negative water pressure.
  3. Good crack-bridging capability (> 0,5 mm). Acts as an anti-fracture membrane between the substrate and other finishing coats if applied.
  4. Provides an excellent barrier effect against  Carbon Dioxide (CO2) and chlorine (Cl-), thereby preventing carbonation and corrosion of steel rebars.
  5. Allows water vapour diffusion and the breathability of the concrete.
  6. Resistant to abrasion and UV rays.
  7. Withstands atmospheric pollution, and corrosive effects of saltwater or de-icing salts.
  8. Excellent adhesion. Does not require a primer. Apply only to a wet surface.
  9. Non-toxic, suitable for contact with potable water.
  10. Longer lasting than other coatings, thus reducing maintenance costs.
  11. Environmentally friendly and suitable for application in poor ventilation areas.
  12. Withstands root penetration. At shore “A” hardness 85 (23mpa) is considered insect and TERMITE proof.

Surface Preparation

The surface to be coated must be sound, clean, and free of all traces of paint. Dust, grease, efflorescence, loose particles, gypsum, plaster and mould release compounds. Recommended cleaning methods are high pressure water cleaning and sandblasting. Other percussive methods are not recommended.

Holes, voids, honeycombs and cracks, once opened to a minimum of 2 cm in depth, should be repaired with structural repair mortar Drizoro Maxrest® Exposed steel bars must be cleaned and patched with Drizoro Maxrest® (Technical Bulletin no. 4) with 1 cm. minimum thickness. If the steel bar is corroded, treat it with the oxide converter Drizoro Maxrest Passive (Technical Bulletin no. 12).

Thoroughly wash down and saturate the substrate with plenty of water. Remove all free-standing water before application.

A 22 kg bag of Drizoro Maxseal Flex-M requires from 4,4 – 5,3 litres of water (22 ± 2 %), depending on application temperature and substrate conditions. Pour the required amount of water into a clean container, and slowly add MAXSEAL® FLEX-M, mixing with a slow speed electric drill (400-600 rpm) fitted with a disc mixer for about 2-3 minutes until achieving a lump free and homogeneous.

Allow the mixture to rest for 2 to 3 minutes to fully wet out all the powder, and then remix briefly before applying.

To keep the workability of the fresh mortar, remix again briefly, but do not add more water.
How much of the Maxseal Flex M product should I mix?
NO more than can be applied in 20 to 30 minutes.

Surface preparation:-
The surface to be coated must be sound, clean, and free of traces of paint, and loose particles. Dust, grease, mould, release compounds, gypsum, efflorescence. IT IS THE APPLICATORS RESPONSIBILITY to determine the presence of (salt) efflorescence prior to application.

Remove efflorescence using EFFLORESCENCE RID and apply SEALTIGHT to the affected areas to block salts from penetrating.

IMPORTANT: Drizoro Maxrest® can only be applied to a wet surface, NO other primer or OTHER product is required except in areas where salt treatment has been carried out. Apply Maxseal Flex in these areas while the surface is still wet with SEALTIGHT.

Repair damaged or defects in the concrete before commencing. Patch all holes, voids and honeycombs. Open cracks to approximately 2 cm. in depth.

Apply Drizoro Maxseal Flex-M by a fibre type brush MAXBRUSH or broom MAXBROOM, spreading a homogeneous and continuous coating of 1 mm approximately. Once applied, do not overwork the surface and do not apply like paint.
Apply two coats in the perpendicular direction, with 1 – 1,5 kg/m2 per coat, for a total consumption of 2 – 3 kg/m2.

Allow a curing time of a minimum of 6 hours and a maximum of 24 hours between coats.
For textured finishes apply a second coat with a textured roller.

Spraying large areas MAXSEAL® FLEX-M
  • The recommended nozzle size – is 3-4 mm
  • Spraying pressure to be between 3.5 and 5.0 bar.
  • Brush or broom the first coat to press to ensure the coating fills all small pores and voids. Cover the whole sure surface homogeneously for the best waterproofing

On fissures, concrete joints, corners and cracks, once repaired, apply the first coat of Drizoro Maxseal Flex M at 1,0 kg/m2 and while it is still fresh, place Drizoro Maxmesh – fibreglass reinforcing mesh, either 50 mm or 200 mm strip. Then apply a second coat of Drizoro Maxseal Flex-M at 1,0 kg/m2/min.

Curing time for Drizoro Maxseal Flex M

Curing time for putting into service and water immersion is 5 days, at 20ºC and 50% R.H
Applications at lower temperatures or higher R.H. will increase curing time.
Once Drizoro Maxseal Flex M is cured, wash the surface with water pressure before full water immersion service,

Clean all tools immediately after the application is complete. Used mechanical methods once cured.

CONSUMPTION: For extreme situations Requiring full 11 bar positive and 5 bar Negative waterproofing
Apply two coats, using 1–1,5 kg/m2 of MAXSEAL FLEX M per coat and allow a minimum of 6 hours and a maximum of 2 4 h o u r s between applications. Prior to application thoroughly wash down and saturate the surface, but do not leave free standing water.

Thickness per layer should be 1 mm. approximately, it is very important to avoid very thin or, thick applications.

WET surface again prior to application of second coat.

For all other waterproofing applications –
Both positive and negative. Coverage of 11 m² / 22Kg Bag over 2 coats (recommended).

Drizoro Maxseal Flex M is applied in two coats of 1 –1,5 kg/m2 per coat, for a total consumption of 2 – 3 kg/m2 in two coats. These figures may vary depending on porosity, substrate conditions and application method.
A preliminary test on-site will determine consumption exactly.

Drizoro MAXSEAL® FLEX-M – supplied in 22 kg bags, available in grey and white colours.

STORAGE:- Twenty Four (24) months in its original unopened packaging. Store in a dry and covered place protected from humidity, frost and direct sun light, at temperatures above 5 ºC.
